We do not purchase, renovate, or directly own properties. We are not a licensed real estate brokerage, a lender, or a financial advisor. We do not list or market properties for sale on behalf of owners in the manner a brokerage does, and we do not provide legal, tax, accounting, or investment advice.

2. Property inquiry process

Property owners may submit property details through our website for an initial review. Submitting details is a request for review only — it is not a listing agreement, a binding obligation, or a commitment to sell. We review the information, assess whether there may be a potential opportunity, and, where appropriate, reach out to discuss next steps.

We do not guarantee that any submitted property will result in a review response, an introduction, an offer, or a transaction.

3. Investor introductions

Investors may share their target markets, property types, budget ranges, and investment criteria. We use this information to identify potential opportunities that may align with the investor's stated goals and, where appropriate, facilitate an introduction. We do not fabricate listings, property prices, projected returns, or available deals. Any opportunity we share is one we have identified and evaluated in good faith.

Any investment decision is solely the investor's responsibility. We are not a party to any transaction between a property owner and an investor and make no representation as to the suitability, value, condition, or performance of any property.

4. Limitations of the service

  • No sale, offer, closing, or investment return is guaranteed.
  • We do not guarantee a specific timeline for any review, introduction, or transaction.
  • We do not guarantee that a suitable investor or property will be identified for any submission.
  • We are not responsible for the actions, representations, or decisions of any property owner or investor introduced through our service.
  • You are responsible for conducting your own due diligence and for engaging licensed professionals where appropriate.

5. Fees & agreements

Where we earn fees, such fees arise only from successful connections or transactions and are governed by a separate written agreement and applicable laws. No fee is owed solely for submitting an inquiry. The existence, amount, and timing of any fee are determined by the applicable agreement and the laws that govern the relevant transaction.

6. SMS messaging program

Program description. If you provide your mobile phone number and consent, we may send SMS text messages related to your inquiry or our service, including confirmations, status updates, and responses to your questions.

Message frequency. Message frequency varies and depends on your interactions with us and the status of your inquiry.

Opt out. To stop receiving SMS messages at any time, reply STOP to any message. You may still incur charges from your carrier for messages already sent.

Carrier liability. Carriers are not liable for delayed or undelivered messages.
